Here at Revolution Realty we have a faultless record-keeping system to regulate rental payments and maintenance requests.
Rent receipts are always issued to tenants. We also collect records of bond lodgement and refund, and detailed inspection sheets with photographic evidence to back this up. These documents are all essential for our quarterly reports to you or should we need to attend a tribunal to resolve a dispute with a tenant where we advocate on your behalf.
Appearance and Maintenance
Before occupancy, Revolution Realty will ensure that the property is clean and secure, and that all appliances and facilities are in safe, working order.
Once the tenant moves in, Revolution Realty ensures all repairs and routine maintenance tasks are carried out quickly and satisfactorily. We have a strong team of reliable, quality trades people whom we work closely with, who often offer their services (due to our high volume level) at discounted rates which of course is forwarded to you.
Finding the right Tenant
Finding the appropriate tenant is essential in ensuring that your investments are looked after. Revolution Realty has a strong advertising strategy, which involves putting your property through our rental listings on the Trade Me website, My Place website, Revolution Realty website, our office window and local paper as well as matching your property to our large and ever-growing ‘potential tenant’ database which we keep up to date and thoroughly screen..
Setting and collecting rent
Upon deciding what you will charge for rent, it is vital that you find the right balance between what you would like to receive and what the current market delivers.
Revolution Realty’s background knowledge of current market trends insures that we keep you informed of the best available return based on properties that are similar to yours’ in relation to size, quality and location of your property. Together this will help you set the best, yet realistic rent figure. Revolution Realty will then arrange payment methods with tenants, and establish strict control measures so your returns are never missed.
Inspecting and protecting
To protect and regularly maintain your investment, Revolution Realty will conduct regular inspections of the property (initially, then one month after occupancy and quarterly from there on) and keep detailed records, including photographs of our observations. Feedback is then provided to both you and the tenant, along with clear instructions regarding any actions to be taken.
